Cabo Branco draws leisure tourism, waterfront events and beach competitions in different months. That doesn't eliminate seasonality, but it creates more moments of demand than a market that depends only on the summer holidays and New Year's Eve.

What if the apartment sits empty?

That risk needs to be part of the math. The analysis uses different nightly rate and occupancy scenarios, including a stress scenario. If the investment only works when everything goes right, the recommendation is not to buy.

How much is left over after all the costs?

It depends on the unit and the operation. Management, condo fees, property tax, utilities, maintenance, taxes and vacancy all come out before the net result. You get the assumptions open, not just a final number.

How do I know I'm not overpaying?

By comparing the price per square meter, the floor, the sun exposure and the available units in the same building. If there's a price premium, the analysis shows what could justify it, and what's just table pricing.

I live far away. Will I need to manage the rental myself?

Not necessarily. Buying and operating are separate decisions. The analysis factors in professional management and shows the effect of that fee on the net result before the purchase.

What if construction runs late?

The contractual deadline, the built-in grace period and the developer's track record need to be checked. A delay means income arrives later, so that impact should show up in the scenario.

What is the final balance due at handover?

It's the portion of the price that's due when the property is handed over. A low monthly installment doesn't tell the whole story. Down payment, monthly installments, balloon payments, price adjustment and final balance need to appear together.

If I need to sell, can I get my money back?

Real estate has no immediate redemption. The analysis takes into account competition, time to sell, likely discount and assignment rules where applicable. If there's a real chance you'll need that capital in the short term, that weighs against buying.

Can I use the apartment for my own vacation?

You can, following the condo and operation rules. It's just that every blocked date stops generating a nightly rate. The consultation shows that cost so you can decide with the number in front of you.

I live outside Brazil. Can I buy without traveling there?

In many cases, yes, with a Brazilian tax ID, power of attorney and a regular international wire transfer. Since the structure changes based on tax residency and the origin of the funds, a lawyer and accountant should validate the process before signing.
